There is a small section of my living room wall that has been damaged by what I think is water build up. There are 2 wall studs where the base of the boards are rotted as-well as the baseplate and part of the wood beam that supports the wall is also damaged. Even the plywood on the outside wall has been affected. I would like the structure of the wall repaired. Depending on cost I can repair the drywall one the job is complete myself. I would also like to try and locate the source of the water penetration and prevent future issues.
Engineering/Design Build/Drywall Gypsum/Foundations/House Framing
Discount - I want the cheapest price! This is just a functional job
The affected is maybe 10 to 20 square feet
I would like the contractor to purchase the necessary materials. Which I am assuming will be a few pieces of lumber, some nails and screws to replace what is damaged.
2 studs and the "baseplate" are rotted as-well as a section of the supporting beam. The room is 12 feet wide with 8 foot ceilings.
We would like to ensure that the wall and floor and structurally sound and that the wall will no longer leak.
